Baxter Arts Centre Building Superintendent

Title: Building Superintendent

Reports to: Baxter Arts Centre Board through the Designated Director - Building

 

General Description:

  • The Building Superintendent will be responsible for keeping the Don Baxter Memorial Building (i.e., the Baxter Arts Centre) in a clean and orderly condition;

 

Specific Duties of the Building Superintendent:

The Building Superintendent will perform duties such as:
 

  • cleaning restrooms and kitchen after classes, re-stocking disposables (e.g., hand soap, toilet tissue), removing rubbish and recycling, and sanitizing door handles and horizontal surfaces;

  • replenishing the inventory of materials and supplies needed to perform the Superintendent’s duties;

  • mowing the lawn and clearing snow or debris from sidewalks and steps, and, as necessary, applying salt and sand on these surfaces;

  • replacing light bulbs, making minor repairs to windows, doors, switches, tables, equipment, appliances, sinks, toilets, window blinds etc.;

  • notifying the Board of the need for major repairs (e.g., roof wind damage);

  • periodically stripping and applying wax to tiled floors in the restrooms and kitchen;

  • washing accessible interior and exterior windows;

  • laundering cleaning rags, dish towels and dust mops;

  • using and maintaining power equipment and hand tools (e.g., vacuums*, brooms, mops, and squeegees) for the cleaning and maintenance of floors, walls, furniture, etc.

  • using ladders when required (e.g., replacing fluorescent light bulbs);

  • checking and replacing furnace filters monthly, or as needed;

  • periodically checking the dehumidifier in the basement and cleaning the filter when required during the Summer;

  • maintaining the basement area in a clean and tidy condition;

  • following up with the private service to maintain the fire extinguishers;

  • maintaining a library of user manuals for appliances and fixtures that can be referred to when needed;

  • locking and unlocking the building for users when requested by the Board/program manager; otherwise securing the building when facilities are not in use;

  • assisting with the setup of facilities for meetings, classrooms, conferences, events, etc. where that service has been specifically requested by the user and approved by the Board/rental manager; (otherwise it is the responsibility of the renter/user of the building);

  • adhering to the Centre’s safety policies to ensure a safe environment for everyone*;

  • attending to emergencies when necessary; and,

  • performing related duties as required.

 

Qualifications:
 

  • high school diploma/GED preferred.

  • proven experience as a building superintendent or in a similar role

  • highly motivated and able to work independently.

  • exhibiting initiative, responsibility, and flexibility.

  • able to perform small repairs (e.g., caulking, replacing washers and light fixtures).

  • the ideal candidate must be able to complete all physical requirements of the job, including the ability to lift up to 22 kg , with or without a reasonable accommodation.

 

Please note that a recent clear Canadian Criminal Records check is a requirement for this Position.

 

Hours of Work & Remuneration

  • Hours may vary from week to week as determined by the Board/Director designated for the Building.

  • The Building Superintendent may be required to periodically work evenings, weekends and statutory holidays.

  • The hours to be worked each week will vary depending on use of the facility and the requirements of the season, however they are expected to range from 0 to 10 hours per week maximum.  Hours will be governed by instructions to be issued weekly by the Program Manager.

  • The total annual compensation for the Building Superintendent has been set at $6,000 based on $20 per hour with an average of 6 hours per week. 

  • The Building Superintendent will be retained as an independent contractor and not as an employee of the Baxter Arts Centre. Compensation for travel is not provided.
